TXRETA — Texas Real Estate Transaction Assistant

Texas Real Estate Transaction Assistant · In development

The contract is signed. Now the clock is running.

TXRETA is being built for Texas agents and transaction coordinators: one orderly file for the dates, documents, people and next steps between an executed contract and closing day.

An illustration of the planned transaction file. Not a real client, property or record.

The problem

For many agents, one transaction lives in five places at once.

  • Text message“Did title get the survey yet?”
  • Email subjectRE: RE: FW: Amendment — revised
  • CalendarOption ends?? confirm
  • Spreadsheet rowPecan Bend · EM ✓ · appraisal —
  • Sticky noteCall lender before Friday

TXRETA’s aim is simple: put the transaction back in one file, in order, so the next step is easy to see and the details are easy to check.

Example file

Follow one fictional file from executed to funded.

Step through the stages to see how the planned file is meant to read. Everything here is synthetic: invented property, roles and example days. Nothing is saved, sent or calculated.

Your callDoes the effective date on the file match the date on the executed contract?

Illustrative and nonpersistent. Example days are invented for this fictional file and are not a deadline calculation. Real deadlines come from the executed contract and any amendments.

What’s inside

Four tabs. One transaction. Nothing hiding in a thread.

Next steps
A short, ordered list of what needs attention now—documents to review, dates to confirm, follow-ups to make. Planned
Documents
Designed to separate missing, received, signed and submitted—because “uploaded” isn’t always “finished.” Planned
Dates
A transaction timeline with a visible record of changes. Confirmed contract terms stay the source of truth. Planned
People
Client, lender, title and agent contacts kept with the file, next to the follow-up that involves them. Planned

How it works

A planned workflow with less setup and more certainty.

  1. Open the file

Add the property, the people and the documents. Each transaction keeps its own file.

  2. Confirm the terms

Review proposed details and dates against the executed contract and amendments before relying on them.

  3. Work the list

See what is next, mark progress and keep follow-ups attached to the right transaction.

  4. Keep the record

A history of what changed and when, so the file can explain itself later.

This describes the product being designed. Accounts, uploads, reminders and integrations are not available yet.

Software can help you keep track. It can’t sign for you.

  • An assistant for agents and coordinators—not a replacement for the responsible agent, broker, attorney or signed agreement.
  • Designed to surface what needs review and make uncertainty visible, then leave the decision with you.
  • No promise that software can guarantee compliance or prevent every missed deadline.

Questions

Straight answers.

Can I use TXRETA for a transaction today?

Not yet. This page introduces the product and shows a fictional example. Accounts, transaction uploads and live reminders are not open.

Is the example file real?

No. The property, roles, statuses and example days are invented. Nothing you click is saved, sent or used to calculate a deadline.

Is this a human transaction coordinator?

No. TXRETA is software in development. It is intended to help organize work, not give legal advice, negotiate terms or take responsibility for a transaction.

Will it be a monthly subscription?

That is the plan. Pricing, included usage and launch timing have not been set. There is no checkout and no charge on this page.

Will it connect to the tools I already use?

The goal is to complement how you already work. No integrations have been announced, and this page does not connect to any brokerage, MLS, email or signing platform.
